Watermark Approved for Development Charleston, SC (December 2005) – The Beach Company’s Development Plan for Watermark, an 82 acre parcel located at Rifle Range and Bowman Roads, near the center of the town limits, received final approval during the Mt. Pleasant Town Council’s December 21 session. Town Council finalized the adoption of a development agreement that will govern upcoming residential and commercial development on the highly attractive infill parcel. Construction is scheduled to begin in March 2006, with an initial property release slated shortly thereafter.
The Watermark neighborhood, which is the first project to be approved under the Town’s PD-TND (Planned Development – Traditional Neighborhood Development) zoning, will consist of single-family homesites, attached townhomes, and Class A multi-family rental residences with complementary retail/commercial space. Amenities include a 33-acre lake, walking/biking trail system, pool/amenity center, and extensive network of parks and open space.
Additionally, a 9.7 acre portion of the Watermark property has been designated as an economic development parcel. Beach Commercial, the commercial brokerage division of The Beach Company, has begun a nationwide marketing effort with the goal of attracting new business to the area.
“The economic development parcel at Watermark is priced to specifically draw new and expanding business interests to Mt. Pleasant, keeping the Town competitive with other area municipalities,” said Dan Doyle, Vice President of Development for The Beach Company. “The site is ideal for a regional headquarters or multi-building commerce campus and provides excellent access to both Highway 17 and I-526.” Dan added, “Town council, staff and administration should be commended for taking this proactive approach and positioning the Town as the premier location for commerce and business in the greater Charleston area.”
Sales for the homesites and townhomes will be coordinated by Beach Residential, with the leasing of the rental residences handled by Beach Management, the residential brokerage and property management divisions of The Beach Company respectively.
